- Elaboration of architectural and space and layout solutions
The project represents realization of associative images that get summarized and find their reflection in the architectural image.
In the project we use "figurative keys":
- color explosion, recreation zones, terraces, atriums;
- transparent, glassy development, planes of clean walls
- "shriveled seed" (core cores), communication centers, vertical communications.
Underground levels from -4 to -2 are parking, slopes of rampants, 18% at the main entrance, and 6% along the whole length, with arrangement of cars. Underground level - 1 is parking and shops storage space with an area of 556.1 m2, the total number of car parking places is 176, the total parking area is 4,111.7 m2, with 23.4 m2 estimated per one parking car place. Entrance in the parking is located in Salmak St. Clearance height is 2.5 m. Control over occupancy of parking places is performed electronically, at the entrance.
+1-+2 levels (ground level and first floor) are commercial, divided into three commercial zones, with each zone being approximately 300 m2, commercial area of +1 level being 875 m2, commercial area of +2 level being 978.7 m2. The main entrance is located in Vali Asr Ave., there is also an entrance from Salmak St. Communication between the levels is carried out by means of escalators; there is also communication by staircases between the zones. Communication between the storage space (-1 level) and the commercial levels is provided by the freight lift (Lift 3). There is an opportunity to reach the commercial levels from the parking (-4-1 levels) by Lift 2 and a staircase. Clearance height of +1-+2 levels is 4.0 m.
+3-+7 levels (from second to sixth floors) are office spaces, with an average area of one level out of +3-+5 levels being 865.1 m2, the total area of the levels being 2,595.3 m2, the total area of one level out of +6-+7 levels being 649.6 m2, the total area of the levels being 1,299.2 m2. Communication to the office levels is carried out by means of two lifts and staircases. Access is provided from the parking to the office levels by both lifts and staircases. In addition, Lift 1 and a staircase have direct access from the street (without transit through commercial units). Offices can also be subdivided into 2, 3, 4 (or smaller rooms as well) office zones. Clearance height of +3-+7 levels is 3.1 m.
+8 level (seventh floor) is apartments, the total area of the apartments at the level is 657.3 m2, the number of the apartments is 8, the area of the apartments is estimated from 30 m2 to 110 m2, the apartments have green terraces. Some apartments have entrances from halls-atriums (winter gardens), landscaping is planned therein, in winter season and in bad weather atriums are covered by glass structures. On the roofs landscaping can also be planned. Communication in the apartments is carried out by two lifts and staircases. Access is provided from the parking to the apartments by both lifts and staircases. In addition, Lift 1 and a staircase have direct access from the street (without transit through commercial units). Clearance height of +8 level is 3.1 m.
Load bearing structure of the building is made of white monolithic ferroconcrete, thickness of vertical load bearing structures is 300 mm (the parking), 200 mm (an overground part). Horizontal load bearing structures are 200 mm thick. Atrium spaces of shops, offices and separating partitions are made of aluminum.
Southern, Western and Eastern facades are performed with account of natural shading and shading with account of terrace landscaping, the area of terraces is 570.8 m2. In addition, louver shading for necessary zones is designed. Show-windows are projective, with the possibility of dynamic replacement of the image. Cooling and heating of the building are performed at the expense of intrafront and inside-Atrium circulations of cooled or heated air, depending on the season (mainly, natural). Integrated heating exchange systems are also used.
Seeming symmetry of facades is differentiated by the importance (the main facade), with accentuation at the corner. Coloristic solutions of the facades and internal volumes are monochrome. Ferroconcrete structures are white, glazed surfaces are light grey, aluminum designs are dark grey.
